The ground for Orchard Place was purchased in 2010 and construction began in May of 2011.

The first unit was available for lease in March of 2012.

The first two buildings were full by July of that same year.

   A third building was added in 2015 and was at full occupancy by December of that year.

  Herewith is a summary of our lease terms for you to look at.


Villa rent will be  due on the 10th of the month. If I do not have the rent in my possession by 5 pm on the 10th of the month there will be a $20.00 per day late fee assessed until the rent is paid in full. 

If the rent is pre-paid at lease signing for a 12 month period at full rate you will receive one month at no charge on your next lease term.We will require a  security deposit equal to one month's rent.

We will ask that you bring no pets into the building.

If we discover that there have been pets in the building, you will be assessed an additional fee of $100.00 per month and

you will be responsible for any clean-up or damages that result from the animal.

We will ask that there will be no smoking inside the building. If we discover that there has been smoking in the building, you will be assessed an additional fee of $100.00 per monthand you will be responsible for any clean-up or damages that result from smoking inside the building.

Exterior maintenance such as lawn care and snow removal will be provided for you.All utilities (electricity, water and sewer, phone, cable, etc.) will be the responsibility of the leasee.

Kithchen appliances will be provided for you. These include a refridgerator, stove, dishwasher, and microhood.

Any changes to the building (inside or outside) will be with the approval of the leasor, at the leasee's expense, and returned to original condition on termination of the lease It is expected that the leasee will abide in a responsible and law abiding manner and keep the premises (inside and out) clean and free from litter and/or debris. Any maintenance needs or issues will be brought to my attention as soon as possible so that I may attend to them promptly.The leasor understands the basic right to privacy and individual lifestyle and will always respect that right. We do, however, reserve the right to inspect the premises at reasonable times and with reasonable notice.

Be it understood that this is only a summary of the lease conditions at Orchard place. The full and complete lease terms and conditions will be available by appointment on receiving your completed lease application.
