-Information that I will ask for when scheduling an inspection:

        What is the size of the house ( finished area in square feet.)

  • What is the address

  • What is your time frame to complete the inspection and report

  • Is the house occupied or is it vacant

  • How will I get in ( is there a lockbox or will someone be there to let me in))

  • Do you wish to meet me there for a verbal summary

  • Are all the utilities on ( water, electricity, gas)

  • Do you want a water test for lead, nitrates or nitrates, bacteria?

  • Will you confirm the inspection appointment with the listing agent / homeowner?

Information that you can expect from me (FAQ)

  • My pricing is primarily adjusted as to the size of the house, I can typically give you a price as we talk.

  • I typically ask for approximately 3 – 4 hours in the home,  2 – 3 hours for the inspection (uninterrupted if possible), and approximately 1 hour for a general verbal report on site.

  • I will make every attempt to schedule your inspection promptly and to accommodate your schedule.

  • I will make every attempt to get your detailed report to you (generally by E-mail) within two days after the inspection. It is almost always the following day.

  •  I always appreciate payment at the time of the inspection. This is one way that I use to keep the cost of services low.

The inspection itself;

  • I begin the inspection by announcing myself to anyone who may be in or at the house and explaining my general inspection procedure.

  • I initially take exterior photos of the house

  • I will make every attempt to move about with care and respect for the home and to leave everything in the home exactly as I found it.

  • I begin the inspection outside (roof, siding, windows and doors, foundation, etc.)

  • I move inside and I will turn on and inspect water fixtures, heating, electrical fixtures, air conditioning (if temperature is above 65 degrees), etc.

  • I will look for and access crawlspace, basement, attic, garage, bedrooms, closets, etc.

  •  I will not move large furniture, lift carpets, empty closets or stored items.

  • I will attempt to operate windows, doors, permanently installed lights, fans, heaters, etc.

  • My intent is to find and to report that everything in the home is safe and sound, operates as it is intended to operate, and is finished as expected. My report will include items that are not found as safe, do not operate as intended, or are not as you would expect to find them.  I will identify these items as; for your information only, ;a maintenance issue, or; repair/replace.

  • This is not a “code” inspection. My intent is to find and report an accurate representation of my findings on the condition and operability of the house.

  • I am trained and Indiana State licensed to perform and report residential home inspections. 

  • I am human and I do make mistakes. If you feel that I have made a mistake or caused damage in any way  please contact me and I will be happy to negotiate a resolution.

  • If asked,  I will return to the home for a limited re-inspection to look at repairs made per my recommendations. If this return is due to conditions beyond my control ( e.g. utilities not on at the time of the inspection, no access to area at time of inspection, etc.) there may be an additional charge for a return trip.

Full Medium Home - $300

 

This is a full inspection is intended for homes measuring less than 2500 sq. ft.  This inspection will include crawl space and/or basement area as well as multiple levels if applicable.

 

Full Large Home - $350

 

This is a full inspection intended for homes measuring more than 2500 sq. ft. This inspection will include crawl space and/or basement area as well as multiple levels if applicable.

 

Full Larger Home - $400

 

This is a full inspection intended for homes measuring more than 3000 sq. ft. This inspection will include crawl space and/or basement area as well as multiple levels if applicable.

 

Investor Special - $150

 

This is a “walk-through” inspection that is performed with the client present.  The inspector will respond with a verbal report only as the inspection is performed.

       

Separate outbuildings  $50 - $100         

          Separate outbuildings will be subject to additional pricing

due to separate electrical service, heating, etc..

 

Water test pricing:

           (FHA) includes Lead, Nitrate, Nitrite, and Coliform bacteria -  $200

           Coliform Bacteria, Nitrate, Nitrite                                             $150

            Coliform Bacteria only                                                              $  140

           Turnaround time for return of results is projected at 7 – 10 days.
